    Housing Discrimination - Fair Housing

    The Fair Housing Act protects people from discrimination when they are leasing or buying a home, getting a mortgage, looking for housing help, or engaging in other housing-related activities.

Fair Housing Information

Find information listed below on who and what is covered under the law.

The Fair Housing Act forbids discrimination in housing because of:

- Race.
- Color.
- National Origin.
- Religion.
- Sex.
- Familial Status.
- Disability.
What Is Prohibited?

In the Sale and Rental of Housing:

It is illegal discrimination to take any of the following actions due to the fact that of race, color, religion, sex, impairment, familial status, or nationwide origin:

- Refuse to lease or sell housing.
- Refuse to negotiate for housing.
- Otherwise make housing unavailable.
- Set different terms, conditions or advantages for sale or leasing of a residence.
- Provide an individual different housing services or centers.
- Falsely reject that housing is offered for inspection, sale or leasing.
- Make, print or publish any notification, declaration or advertisement with regard to the sale or rental of a residence that indicates any choice, limitation or discrimination.
- Impose different sales rates or rental charges for the sale or rental of a dwelling.
- Use various certification criteria or applications, or sale or rental standards or procedures, such as income standards, application requirements, application fees, credit analyses, sale or rental approval treatments or other requirements.
- Evict a renter or a tenant's guest.
- Harass an individual.
- Fail or delay efficiency of upkeep or repairs.
- Limit privileges, services or centers of a house.
- Discourage the purchase or leasing of a residence.
- Assign a person to a particular building or area or area of a building or neighborhood.
- For earnings, persuade, or try to persuade, property owners to sell their homes by suggesting that individuals of a particular protected quality are about to move into the community (blockbusting).
- Refuse to supply or discriminate in the terms or conditions of house owners insurance coverage because of the race, color, religious beliefs, sex, disability, familial status, or national origin of the owner and/or residents of a residence.
- Deny access to or subscription in any several listing service or genuine estate brokers' organization.
In Mortgage Lending:

It is unlawful discrimination to take any of the following actions based upon race, color, religion, sex, special needs, familial status, or national origin:

- Refuse to make a mortgage loan or provide other financial help for a residence.
- Refuse to provide information concerning loans.
- Impose different terms or conditions on a loan, such as various rates of interest, points, or fees.
- Discriminate in evaluating a home.
- Condition the schedule of a loan on an individual's reaction to harassment.
- Refuse to acquire a loan.
Harassment:

The Fair Housing Act makes it unlawful to bug individuals due to the fact that of race, color, religion, sex, special needs, familial status, or nationwide origin. To name a few things, this forbids unwanted sexual advances.

Retaliation and Other Prohibitions:

What is Needed for a Problem

To send a housing discrimination problem these requirements must be fulfilled:

- The residential or commercial property needs to be within the state of Texas.
- The residential or commercial property owner, most of the times, must have more than 3 residential or commercial properties. This does not include multi-family dwellings.
